Designed by architect Joel Sanders and featured in multiple publications, this reimagined loft in the historic Christodora House is a study in modernist restraint. Floating above Tompkins Square Park, the residence combines architecture and landscape with panoramic skyline views framed by original steel windows.
Originally two apartments, the space was reconfigured into a single, continuous environment defined by whitewashed floors, custom millwork, and a monochromatic palette. The flexible layout allows for an optional partition to create additional privacy or workspace without disrupting the loft's open flow. The calm monochromatic palette provides flexibility to create one's own special environment with minimal changes.
Integrated seating anchors the living area, while light and shadow define the atmosphere throughout the day. The kitchen pairs sculptural form with discreet function-hidden Miele appliances, frosted black glass cabinetry, and a floating island that doubles as workspace and centerpiece.
In the sleeping area, a floating bed and concealed closets continue the clean architectural rhythm, while the bathroom introduces contrast with matte black stone, a Japanese soaking tub, and frosted glass.
